FCC delivers the first phase of the Nuevo Tres Cantos residential complex, which will provide housing for 25,000

The Tres Cantos city government today unveiled the first phases of the Nuevo Tres Cantos housing complex, built by FCC Construcción and spanning almost the entire residential zone of the city. This is one of the largest residential developments currently under way in the Madrid region, and it will accommodate around 25,000 people when it is finished.

The event was attended by Ana Isabel Mariño Ortega, Minister for the Environment and Land Planning; Jesús Moreno García, Mayor of Tres Cantos; and José Mayor Oreja, Chairman of FCC Construcción, with other representatives of the company.

The 329-hectare project, whose budget exceeds 200 million euro, is located in the northern area of the city. The project includes the construction of 7,000 homes, of which FCC will build 60%, as well as industrial, tertiary and support facilities.

To date, FCC has completed the first six properties, comprising a total of 1,122 homes, of which 1,000 will be offered to young people with a rent-to-buy option. Those homes, which are included in the Housing Plan for Young People implemented by the Madrid regional government, have two bedrooms and a maximum floor area of 70 square metres.

There are currently another ten properties under construction with a total of 1,236 homes; construction is expected to be completed in 2013. The building permits for another eight properties (around 500 homes) have already been obtained and the paperwork is being completed with a view to commencing construction. Four additional properties (312 homes) are in the permit process, and the last 16 (745 homes) are still in the marketing phase.

The Tres Cantos city government awarded FCC Construcción the contract to build and manage the housing complex in 2005. Work commenced in 2007 and is at a very advanced stage, with more than 4,000 homes under way.

As regards tertiary installations, construction has already started on a vehicle inspection facility managed by Atisae, which is expected to become operational in November 2012, and a major retail chain is planning to open a supermarket. Construction of "Ciudad de la Tele", a TV production cluster, is also imminent, as the building permit paperwork is in the final phases.

The entire Nuevo Tres Cantos district will be operational in 2013, when construction of the two junctions with the M-607 highway currently under way is completed.

FCC's experience in housing complexes and home construction

In 2011, FCC Construcción performed site development and infrastructure work on 1,203,715 m2, as well as more than 16,300 homes, plus shops and car parks, spanning 975,205 m2.

The company participated in site development at Moscatelares (San Sebastián de los Reyes), PAU II-3 Las Tablas, Phases 1 and 2 of PAU II in Montecarmelo, and the northern section of Parque de Valdebebas, in Madrid. It also redeveloped the Montmar area, in Castelldefels, for the Barcelona city government, and built and developed the Gran Vía housing complex and Plaza de Europa square in L'Hospitalet (which received the Construmat 2009 award). FCC, the Citizen Services group, also built two business complexes: A Laracha in La Coruña and Bobes in Asturias.
